We have done almost all of the work ourselves thus far including:New kitchen and opening of floor plan on first floor (not completed- still needs trim and some custom cabinetry)New deck and sliding doorsRework of 2nd floor to add bigger closets, 2nd floor laundry and new larger bathroom (bathroom not completed)Total cost of renovations so far: $25kThe reason we only paid $154 is because the stairs to the 3rd floor are in the 2nd floor bathroom!

The home will be completed in a total time of ~6 weeks, with completely new kitchen and baths, new drywall, new roof, exterior repairs to the cement, new hot water heater and new HVAC.

At the expiration or termination of the Lease term, Tenant shall repair any damage to the Premises or its contents and shall leave the Premises and the contents in a clean and good ordered, undamaged condition with the kitchen and all appliances, bathroom fixtures and building equipment clean and in the same condition as on the first date of the Lease including without limitation all interior and exterior finishes of doors, walls, banisters, closets, cabinets, ceiling, railing, trim, stairs, appliances and equipment it being the intention of the parties that the Premises shall be returned to the Landlord in its original condition.Tenant shall also:Maintain the house and all appliances, such as refrigerator, stove, dryer, washer, alarm, heating and window air conditioning units, if any, and return in the same working order.Promptly notify Landlord of any repairs even if some are Tenant’s responsibility.Promptly remove all garbage and debris and place at the curb for collection in secure containers respecting all applicable recycling laws.Use all plumbing, heating, cooling, gas and electric and other facilities in a safe manner.Not flush wads of toilet paper, grease, oils, coffee grounds, fibrous materials, q-tips, sanitary napkins, tampons or condoms in the toilet or down any drains.

New tenant just moved in about 2 weeks ago and stated today that there is a strong marijuana smell in her storage space, (under her stairs) that is making her whole unit smell and she believes it is coming from the neighbors next door.

I won't describe here all of the things things he saw on the tape but it did involve drug use and people relieving themselves in the stair wells, as well as a romantic relationship with an employee and tenant.I will try to summarize the positive experiences of my months as a leasing agent.I did learn a lot about property management software,entering payments on time, and keeping up moral in the community by hosting monthly parties.
