To do it correctly is expensive and by that, I mean pulling permits on all the electrical, gas and mechanical, vinyl plank flooring in the high traffic areas, upgrading the carpet above the cheap investor grade, new counter tops, ceramic tile, addressing all external issues including the fence and external buildings and tons of other minor details.  

I could also give you some standard per foot or piece count prices on some of the basic things like paint, carpet, or a new water heater. 

Got a property I think is a good candidate for a flip here in Jacksonville that is owned by an out of state wholesaler who recently purchased it through the bank.Asking price on property is 87K, only seen pictures but property appears to be a decent shape but needs a few things done like paint, carpet, updated appliances.  

I've toured the property and found that it has benefited from his constant attention and is in above average condition (new roofs, carpet, etc). 

They are: 1) Interior paint, 2) granite countertop and backsplash, 3) new carpet, 4) hardwood floors existing and installed, 5) master bath

I was thinking replace the interior doors with exterior grade door with weatherstripping and then carpeting the stairs.

We're looking at tile work, brick work, carpet replacement, cabinet repair and other jobs. 

The only thing I'd have to replace (according to the seller) is the carpet. 

The floors are all hardwood, except one bedroom that has 5 year old carpet.
