1) A down payment up front of $15-$30k per property (or whatever they can afford that you’d accept). 2) Rent (not applied towards purchase) - covers your mortgage, but no more maintenance or management fees, etc. 3) A windfall of the balance of the purchase price at the end of the term.Bonus: if they want, they can apply additional funds towards the balance of the purchase price on top of rent.

The requirement to have a realtor license, according the Maryland state statute 17-102, does not apply when (among other things)"an owner or lessor of any real estate while managing, leasing or selling the real estate, unless the primary business of the owner or lessor is providing real estate brokerage services or...a person while acting in the capacity of a personal representative" Sounds like a carve out for representing yourself to me.Which would be consistent with the NC definition of a realtor as anyone who buys, sells, leases...real estate for others for compensation.

However, that 250k per spouse of capital gains offset only applies to the portion of the property that you resided in, and you will still have to pay capital gains on the portion of the property that has been used as a rental unless you execute a 1031 exchange.
