My recommendation would be to start attending REI Central each month if you aren't already doing so.

Hopefully a long time California investor will stop by here to encourage you, but in case they don't please consider attending the OC Apartment Association Trade Show March 28 9am - 3pm @ .

Start attending meet ups and maybe even introduce yourself on there.

Are you attending any of your local REIA's or networking events?

I have not seen a vendor list but it may be a good place to go ... i'm planning to attend. 

I have attended Pace Morby seminars and seems like a profitable risk, but worried the legal consequences would exceed the "sub to" profits and compromise my license.  

They can’t review the “hot” deal their broker just sent them because they’re too busy categorizing emails in color coded category’; they can’t attend the on line networking session because they need to switch over to a more detailed CRM system; they can’t visit the property going up for auction because their scheduled weekly garage cleaning is running overtime…..The Educator – This person never feels they have enough knowledge, experience or education to properly evaluate an investment.

Some will attend themselves others will have a representative like their Investment officer attend on their behalf.
