My wife was also in the military so i can relate to your situation. we ended up having to owner occ our forst 4 plex under my Va loan for a year then we applied for an additional Loan for another 4 plex using her Va loan, which we currently occupy.

I've heard that credit unions will give more than 10+ mortgages.

However, given that we’re both military and a couple other circumstances, we have a bit more capital than a typical young-20s couple to invest so are also looking to buy a multi family (ideally quad or tri-plex) property that we can do some light rehab on and start cash flowing.

If I were you I would definitely recommend looking around more to see if any of your local lenders advertise as being military friendly or if they specialize in VA loans.

I reached out to local banks and credit unions for a HELOC to finance another purchase and was told I can only get 65% LTV.
