Good sources for Multi Family Financing

I have been looking into purchasing a small multi family deal. I have a owner who will carry a second but I need to find a bank who will work with a 2nd.  Can anybody recommend a bank, credit union, or financing that will work with a 2nd?

Local community banks: city of the property

Mortgage broker: it depends, because most mortgage brokers are certified in multiple states. For example, the three brokers I work with are in Chicago, New York, and Cincinnati and the properties are in Tampa.
