@Jacko Racko@Mark Gallagher Jacko you can dream about a Habitat neighborhoods being gold mines.. but not reality.. low end buyers never change their spots.. just degrades over time I have seen it for 30 years.. we hope it would be better but it just is not.. they will use and abuse the homes then move on

there is a landlord in Vancouver who owns a fair share of rentals her name escapes me but I think she said it best.Just look at pictures of the property your going to buy pre rehab... and that's what your property will look like in 3 to 7 years of tenant use... unless you watch them like a hawk.Granted sometimes the kids get to them and cause major damage once they are vacant but this kind of abuse can happen in any market just more prevelant in the lower end stuff for sure.

You on the other hand feel their pain and would like to offer them assistance in their move by perhaps hiring the moving van, offering them some financial assistance, etc.Nice only works with some people, so if they are going to abuse the system and take you down a long nasty road, your will have no choice but to go down that road.
