Also, im not sure that you are, but do you have a full grasp on what the "real" current market rents are for your units?

Hello BP,I want to run a scenario by everyone too see if I grasping the fundamentals of Hard Money Lending.

I hate to sound mean here, but if you have any sense you will recognize that you don't really grasp what is happening here on the legal side, which is really all that matters in this case, talk to a lawyer...then decide what to do.

However, I would want the management firm to be "local" so they have a good grasp on the local rental market for the area surrounding the property.  

I only want to become a real estate agent first to get a grasp on the market and become knowledgeable, along with making money as well, that way it is an easier transition to the investing world.

Any investment requires a lot of due diligence upfront, but because you'll be away sometimes, in practice during some seasons and out of it others (can you tell I have only a basic grasp of what it takes to be an athlete ;) your long-term strategy will need to accommodate your lifestyle.
