This seems like an awkward situation like I mentioned in my original question.

I always feel a little awkward at this point because I don't want to have a house unrented for 30-45 days but I also don't feel like I'll know the true condition of the property until the tenant is completely out to tell people when a place will be available.Any feedback on how you do it would be great!

Most CA sales are done pursuant to laws which avoid this awkward situation, however court sales do protect the PR from those heirs, beneficiaries and creditors who would be damaged if a property were sold way below market.Fortunately, the over-bid process avoids 'penny over' antics and there are ways to work around the problem from a buyer's standpoint.

But warning: I think we've gotten a little better, so you'll have to put up with a bit more awkwardness!

@Ken Walsh this is one of those awkward things you have to deal with being a wholesaler.
