For me, both ticked all of the boxes for investing but price.

Research which boxes they are checking. 

Have them mail check or money order to PO box and do the work yourself. 3.

If you don't fit either of those boxes, you will find it difficult to get your loan done.  

If you check all the boxes, it allows you to do a cash out refinance immediately after buying the property as a true cash buyer.

So it’s a good idea to create a process to do it w/o being present.What i suggest:1) Schedule a time to meet 2) Apologize that you won’t make it shortly before3) Have them send you a photo of their drivers license 4) Give then lock box code and have them call you when they leave the property This helps since they think you’re going to be there.
