As rent increases with inflation, the rest of your numbers will follow.If buying a condo, thoroughly review the financials and make sure reserve account balances are in line with the most recent reserve study.  

I would first pick an area you want to invest, study it, and then find a commercial broker to develop a relationship with to get more information on properties within that area.

Study your state landlord tenant regulations.

My main question to start is this: does this group have straight content to read and study, or is all the info found in the forum threads?

Hey man,  keep studying and applying yourself and by 2018 you'll be killing it.Just make sure you start before then.
