if you are going to buy a new build buy a model home that was just built that a builder wants to occupy for years to come as a subdivision is built out. these tend to be upgraded and also long term rental agreements.

When it comes to multis, you'll also be able to add in your tenants rents as qualifying income on the property which helps tremendously.

Lots of restaurants and improvements to businesses in the downtown area and it seems that the city is trending in the right direction for longer term appreciation.

Money now is very good because you are new and ready to do all the work, but the examples you'll hear about are people posting on BP saying, "well, I did all the work and they got a lot or most of the profit."
