A commercial property leased to Wal-Mart, that has insurance, loss of rents is insured and where the rents are considerable, such short term rents might be factored for a few months or say for a year, but this is unusual today, primarily because making a commercial loan is more profitable.

Another option to hedge against moves in the Treasury curve (which would effect LIBOR, which would effect bank rates) are the two ETFs: FLAT and STPP.FLAT bets on the yield curve flattening (it is unusually steep at the moment)andSTPP bets on the yield curve getting steeper (slightly possible in the short term, but not such a good long term bet).These are fairly new products.

Add baths, kitchens, heating/cooling, etc, and it is no surprise that owners feel blind-sided by bad years and unusual expenses, I don't see them, therefore they aren't real.
