Might look for a thread "Profit in non-profits"It will be political, non-profits are exempt from Dodd Frank, so finance them after a trial rental period to qualify them.I'm sure others exist, that means a non-profit turf war of competition, not good in the non-profit world.

The preamble (meaning - a preliminary or preparatory statement; introduction), is the beating heart and the essence of the beginning of a successful transaction.Over the years of Trial and Terror, experimenting with contract clauses, assignments, auctions and legal defenses, and getting offers accepted successfully, I believe that I somehow mastered this art of satisfying the needs of the seller, myself, local laws, judges, lawyers and others who happen to read or challenge my offers. It has always been my belief that a well written contract of sale is akin to a creative work of art, a document that if authored with the weighted words that are clear and concise, I have found it to be an effective tool to contract approval and assignment acceptance.I would like to give you some ideas on how to do that, but in this public forum, I fear the misuse of this information and a potential liability of those attempting to duplicate this system.

We managed to pay off the loan by 2005.We bought our second rental in 2005, after taking out another equity loan on our primary, and again - - paid our "normal" mortgage payment, applied the rental from rental house number one towards the equity loan, made the normal equity loan payment and applied the monthly rent from rental number two towards the equity loan.In 2006, we bought yet another rental - using an equity loan on rental property two. That loan we threw the monthly rental money of the unit at.In 2008, we had paid off the note on rental number two and began throwing more money at the loan for rental three. In 2009, we bought rental number four and paid off the loan on rental number three later that year.In August of 2011, I retired from my job as a computer network engineer/database administrator at the age of 59 1/2, and began to withdraw money from my IRA & 401, using the losses on the rentals to offset the taxes on the IRA & 401 distributions.I had to use trial and error to guess how much to withdraw & be on the safe side as far as taxes go. $40K per year is roughly the "sweet spot" for that if you have 4 rental properties in the state of Ohio.

Next member of our inner circle would have to understand real estate and the multi-family market, we met with several realtors to get a feel for how they worked, this was trial and error and we quickly realized that investing wasn’t the norm and that 9 out of 10 of the agents didn’t know anymore than we did about MF’s or the market.
