Room rentals here tend to go to international students, students from out of area who need to do local internships, and generally older students.

However as Investors (at least with me), I tend to follow Robert Kiyosaki's (The Opposite of Ramsey) philosphy. 

My turnovers have tended to come because of someone’s need to relocate for a job or family reason as opposed to any other reason.

However I do think that a college or professional association course paired with working professionally in CRE can align individuals with technical skills and expertise faster than if not.One thing I do agree with are the "gurus" we tend to see... beware!

Also cash returns tend to overstate the real return because not all depreciation is "paper"; depreciation is supposed to (and to some extent does) proxy that the property gets worn-out after a while and you'll need to spend additional money at some point on capital improvements to keep it in shape to be rented-out.Also how are you only putting 6.7% equity down?

Locations with a strong job market tend to attract more renters and buyers, which can lead to higher property values and rental income.Accessibility to TransportationThe accessibility of a location to transportation, such as highways, public transit, and airports, can impact the desirability of a property.

This tends to build an inner confidence because you know that you know everything......Do not rely on Social Media and Apps and the 'how can I make it easier' mindset....

Unless it’s thousands I tend to just write a check and be done with it.  

You got a lot of re-leasing and other costs for money losers.Some syndicators are nothing more than glorified property managers disguised as GP's praying some of the deals work out and limp along.The newer accredited investors tend to get sucked in by the pref and do not study the deal as much.

I tend to error on the side of caution when laws are involved so do check out the usury laws in the state in which the investment is taking place as those are the applicable laws.
