(For the prior months, I charged daily late fees) I just wanted her to pay the rent price these last two months and be out so I could start looking for a new tenant.I have been screening tenants for about a month now, and I'm increasing the rent by $75. 

So another questions about insurance.

Our current plan is to purchase our first home and live in it for 2-4 years before moving to a new home and using this first property as a rental, so my fiance and I are currently in the market for a home that we could use as our residence during the offseason and then use as a short term rental or something like that while we are away for 6-7 months.

How did you structure it so that it was fair for all involved?

I have a wife, child and dog and we value our privacy and don't want roommates, so ideally there would be at least two separate units.

Arizona allows commission credits toward closing, so that part’s fine it’s just about handling the tax side correctly.Bottom line: You’re still getting taxed on it, but with the right accounting strategy, you can minimize the hit.

Me and the wife are having a little girl so my plan is to wholesale for the next year to better leverage my time and really develop that one skill in my skill set.
