Even though the market can be tough with higher interest rates and changing prices, it's still a good time to invest if you're strategic.

Without knowing your background and goals, that's a tough call.  

i genuinely think it's a very tough time to get started in real estate. 

House-hacking is out because I have a young family.A market 1-3 hours away is possible but still tough.

You can do the BRRRR method too with private loans, but in this market, that's pretty tough. 

Which we will see how political the FED's gotten because if they want to prove impartiality it means a FED fighting the politicians actions, one throwing gas on the inflation fire as another dousing it in water.

Sorry for the lack of good advice but we are in one of the biggest home sales droughts in U.S. history so it’s just a tough market. 

This one is a tough one to answer namely because it depends on the DSCR lender.

A non owner occupied pure investment could be tough here because of the down payment requirements for  investment property.   

@Franck Armand, as noted by others, unfortunately, you'll have a tough time sourcing on-market cash flow deals in those respective areas unless you intend to put down a significant amount of capital.
