No offense, but you're struggling to handle it yourself so how much worse could they do?

This is what our city zoning department says:M-1 Industrial Light.The purpose of the M-1 district is to establish areas of the county to provide for certain types of business and industrial uses characterized by light manufacturing, fabrication, warehousing and wholesale distribution, which are relatively free from offensive activities and which, with proper performance standards, will not detract from residential desirability of adjacent properties.

listen to podcasts, google stuff, find a mentor maybe to guide you. no offense but your question doesn't sound like you spent any time of your own to research.

Of course, on Maui, if you get caught you'll get fined $20k for the first offense. 

No offense but your question indicates you have some holes in your knowledge and experience, and you're not located near the property to keep an eye on it.

No offense to the fine folks here; they're awesome and some of them are very wealthy I am sure. 

No offense intended but if you still need to hire an inspector to view properties that you've offered on, you are a long way from being a competent inspector, and a class isnt going to get you there.
