Dish is a viable option, and if they can't have cable TV, odds are the tenants will subsribe to a dish provider.

I have a "cleaning and inventory checklist" that goes room by room describing what needs to be cleaned and restocked (how many towels, where, how many extra rolls of TP, dish soap, paper towels etc etc).

I do not force moving out for the masters but I do offer to the tenant a free vacation in order to use the property (and their personal property like TV, beds, dishes, etc) but haven't done it yet.

Everything else is side dishes.

Come on folks it is not hard to wash your dishes after each meal. 

People usually looking for a 4 bedroom place typically have a few kids, which means a few extra dishes/etc..
