Usually you can add additional support and fix this problem but I did run into one house where there was a single center support running through the middle of the house that was entirely rotted and the only way to get a new support of the appropriate length in would have been to take out a portion of the basement and first floor walls.

I hate to say this, and I may be wrong, but in order to maintain the status quo, we may need another large attraction to draw more people to the area, a big splash to keep them coming at the pace of the new construction.

Young agents get comfortable after about 20 deals, you become seasoned after maybe 100. if you do only your own deals, your learning pace is going to be very slow.

The other risk I see is if there are layoffs of the middle-management ranks or high tech programmer/analyst type jobs move offshore.As you move down the price ranges and even on the higher end price ranges, if they are priced right, they get sold, get sold pretty quickly, and still getting multiple offers.
