If you as good as bank's underwriter, then invest.Try to get LP education from this guy, I contribute to some of his teaching as well.

Without knowing how much of the renovations you were planning on doing yourself over time versus how much you were wanting/needing to finance up front, you would also want to talk with potential lenders about what loan products they have which could incorporate both the purchase price as well as the reno costs into the loan package.Hope this info helps get you pointed in the right direction - definitely keep us updated as you move forward with this project though!

Reno, as an incorporated city, is not compelled to follow the STR regs from Washoe County, but the City Council follows the County lead in many areas.  

Please make sure you are educating yourself (let me know if you need a list of books) and does not miss-calculate the expenses. 

Educate the tenant about the importance of ventilating the bathroom every time they use it by running the fan or opening the door and window.

As you talk to more people and educate yourself on the market you'll get a feel for how similar vendors compare and can make a decision on who to hire.  

House hacking can help, but it's crucial to educate yourself and build a strong team to increase your chances of success.
