I currently have 15 year mortgage with less than 3% rate so I don't really want to refi my hose.

I try to not ever put out a # first although you have to with some because they do not understand what there property is really worth and theyre afraid of getting hosed.

But we can only have those units that have a hose out the window, installation on every turnover will be a pain.Of course the other idea is the less painful thing: include it as an amenity and charge more.

Also check your drain hose for crimping.

Plus they found leaks on hose attachments the dealer tried to wash away.

For an inboard or inboard/outboard, I would also look at the cost for replacing the rubber seals, I would look at maintenance for hydraulic steering (if applicable), I would count on replacing electronics every couple years (sonar, radar, marine radio), gauges, etc.  

For example, I had a tenant mad at me because I sent her an eviction notice, so she turned on the water in the laundry room, stuck the hose down the drain, and let it run for a month. 

Yah no joke, I had this one tenant who would literally turn the hose on and put it on the lawn and leave it going for like HOURS and hours.

If you don't have the proper tax and entity structuring in place you could really hose yourself for absurd taxation.

The one they used just hooked to the garden hose, and it seems I could run something like that myself annually and probably save a bunch of money and be able to use it at other properties periodically as a maintenance item.
