@Abena Edusei I like where your head is at with your perspective on the effectiveness of real estate investing, but what stands out to me are the states you mentioned in the above comment. 

Plan is for year-round STR, conversion of 1/2 the garage to ADU to double heads-in-beds and add flexible living space too.

The caffeine used to not bother me, but then it started making my head hurt. 

I would have been nice to meet up but because of the virus situation, we cut out trip short and headed back home. 

And if you can take action when you are 80% ready you will get where you are going light years a head of others!

I'm not trying to get in over my head on a project that will require more then I have to give (in time and knowledge), however my job does provide me some flexibility.

I was hit by an 18 wheeler 2 years ago - my fault- and tried to start a business last summer that didn't succeed, which it shouldn't have, being that I hated every minute of mobile detailing, and I recently got to where I am at least head above water, but I am paycheck to paycheck.

I think maybe we're headed towards a renaissance here.

At times I do let others get in my head, but then I do my research and realize that I am doing everything right.  

In terms of actual areas in the bay, do folks recommend one of the following:South Bay <SC, Sunnyvale>; East Bay <Berkeley>; TriValley <Dublin> or SFOr would you recommend sitting on the sidelines, wait and watch, and do a HYSA/CD to see how/where the market heads ?
