As a comparison, I budget $475 in a duplex I owner occupy in Anchorage (water and gas are shared).Insurance: You are probably $75-$100 higher than you'll get when you owner occupy.Maintenance: snow removal should be included under this item.Appliances and other unknown rehab: I had a fridge go out within a month or two, consider buying a home warranty with the purchase.

.$750 * 12 = $9,000 - $8,872.88... that leaves cash flow of $8,872.88... with ZERO other expenses.Sure, you may have 0% vacancy and thus no need for repairs... but in 15 years you'll need to replace the water heater once, the furnace once, the roof once, the fridge, the dishwasher, the stove, the washer/dryer, the garage door opener... etc, etc, etc.

The way I figure it is even if something get stolen (like a fridge or a stove) replacing it is worth the time I would otherwise spend showing the property and dealing with no-shows.

a few things...i always wondered if the commercial units are worth it. then i found out they are VERY expensive. maybe i was not looking at the more affordable units, i dont know.those "second/almost new" appliance stores are a waste of time. my buddy bought all appliances for 2 of his houses and they have problems. he called a repaid man and he said "unlike what they told you, this fridge has been opened and someone worked on the lines. they would not hold pressure".

Maybe 30 minutes at the property.2) I spent a couple hours doing the one showing.3) I spent another couple of hours going over on their last day, making sure everything was OK and changing the locks (I've now completely switched to those kiwkset locks that are easy to change the key.)4) I spent about eight hours cleaning up a range I had purchased used and getting it in place, doing some minor things (mostly measuring for new screens), and signing the new lease.5) Since then I've bought a new (used, actually, but refurbished) fridge for this property and ordered the screens.
