Can anybody offer advice and/or recommend a good design/build company who would be familiar with this zoning code, not the most fancy expensive outfit but somebody capable and certainly not the cheapest?

Also, yes money is nice but for me it’s was much more then that it’s a challenge, it’s a game to fight to the end, it’s competitive and having full control.

JulieLot  161k  escalator clause lot listed at 140k  3 offers highest and best I put my escalator in there for 1k over the next competing bid.. and I do believe since we bought and built the two across the st.. everything being equal the buyer knew we were capable and would close without heartburn240 ish to build  1700 sq ft...  20k soft cost  capital tax's insurance  bring us in at about 420k... 

Also, they recently increased the HOA fees, which is definitely needed, but it didn't come without a fight by all of the in residence owners who have been living there for 20 plus years. 

The right person has to do more with character traits and innate capabilities than with specific knowledge, background or skill.

Shame.I would send them written notice along these lines:Dear XXXX,I offered to purchase the property at 123 Street because you assured me you were capable of managing it.

Tenants will often fight to stay in a space they know is a great value that is hard to find elsewhere.
