You execute a note and a mtg, record the mtg.....as long as you don’t already have a mtg on the property, he is in first position.

An option to buy or MLO executed properly would hold it and lock you in. 

I'm still 2-4 years out from executing any of this plan but my friend's network along with my father's financial support I feel EXTREMELY confident in my plan.
