This is part of the contract for the form of payments. " (1) Tenant must pay all rent timely and without demand, deduction, or offset, except as permitted by law or thislease.(2) Time is of the essence for the payment of rent (strict compliance with rental due dates is required).(3) Unless the parties agree otherwise, Tenant may not pay rent in cash and will pay all rent by (select one ormore): cashier's check electronic payment money order personal check or other meansacceptable to Landlord.

Currently there is only one thermostat at the lower unit so I can see them cranking up the heat and then the renter upstairs is roasting so they open all the windows (duplex is in Wisconsin, so cold winters)We looked into electronic dampers with a second thermostat upstairs, but still have concerns about how to best / fairly split the bill.

@Carl Fischer1099-MISC with Box 7 Nonemployee comp is due 1/31.All other 1099 fact patterns (including 1099-INT) are due 3/31 if filed electronically. 2/28 if paper filed.
