Hi Christy,Both the House and Senate version of the tax bill changed the Section 121 exclusion to 5 out of 8 years instead of 2 out of 5, so that is likely to be in the final bill after the conference reconciliation.I have been hearing that they are trying to get a bill onto Trump's desk by Christmas, so hopefully we will know soon what is going to happen.I have not seen anything about a grace period, but my suspicion is that Treasury will issue Regs providing some relief.

Just not renewing the lease.The tenant took legal advise and a lawyer non profit organisation contacted me referring to the Tenant Relief Act of 2020 and the Tenant Protection Act of 2019, and the ending of a periodic lease is not considered “just cause” for eviction under these laws...
