Hi Christy,Both the House and Senate version of the tax bill changed the Section 121 exclusion to 5 out of 8 years instead of 2 out of 5, so that is likely to be in the final bill after the conference reconciliation.I have been hearing that they are trying to get a bill onto Trump's desk by Christmas, so hopefully we will know soon what is going to happen.I have not seen anything about a grace period, but my suspicion is that Treasury will issue Regs providing some relief.

@Nina Marie  There may be help on the way and I just posted about it the other day:$2.6 billion in federal rent relief headed to CaliforniaIt's actually rent relief designed for small landlords with low-income tenants. 

It seems like that will provide better tax relief. 

So to close the loop a friend of mine called the representative about it yesterday and they told her that for now it will not move forward, so it's a huge sigh of relief.

Congress just approved $2 billion worth of rent relief for landlords that will go to previously owed rents too.
