You will eventually over-leverage and everything will come crashing down when the market turns or some other unforeseen event occurs.The wise, proven way to build wealth is to earn money, save money, and invest money.

I have a SFHs, duplexes and a 4-plex and would like to eventually sell the SFHs and 1031 exchange them into MFs.  

I would like to build a portfolio that I can eventually give to my children in the future to help them build generational wealth. 

Eventually, I'd like build a portfolio of 10 (potentially random number) properties.

My plan is to steadily acquire smaller multifamily properties and eventually roll them into larger multifamily deals, which is a natural fit, given my professional background.

Eventually I want a large portfolio that gives me the flexibility to cash flow AND fix & flip. 

@Kai Sato-Franks got me I understand what DR days and eventually I will buy everything cash but to start I will leverage!

Many pop into BP asking stuff they can easily research, then eventually vanish never to be heard from again after dozens wasted time giving them expert guidance. .

This will eventually become another STR for us.
