If the property has under market rents, cost savings to be had, and other drivers to blend the cap rate up besides annual rental increases then they will look into the 4's for going in cap rate.Lately more focus has been on student housing and senior housing as cap rates seem to be higher and potential for rent growth over time seems to be better versus regular multifamily is almost peaking for rent to income ratio's.

If you do not like the tenant or the lease for whatever reason, ask the seller to deliver the property ‘vacant’ and get your own tenant; use your own lease that you get here on BP, or join your local LL association and get it from them.

There is usually a clause in the P&S or addendum to the effect that if the seller needs time to remove any defects in title, deliver possession or make the premises conform, you agree to give them an extension and if they are unable to perform by the expiration of the extension, the seller will refund buyer's EM and the contract will be void with no recourse to either party.
