I have an Attorney and a partners in the area that have started deploying bandit signs in a few areas and are looking for motivated sellers.

In theory however, cash out refi's for investment purposes are simply a way to accelerate your IRR deploying your capital at a higher Return on Equity.

Hello BP,I'm sure there are a few newish wholesaling investors who want to learn more about what a development company is looking for.I have a development company, financing and cash to deploy, and need help working through lead lists and cultivating big deals.

They are measuring their IRR and EM goals and deploying capital to operators where they can achieve true risk adjusted returns without being hands on and spending their time elsewhere to make money.

There's zero value in that.This line of thinking is for Zillow Offers or some gigantic company that has to deploy billions of dollars and gather data to improve going forward.

I had little kiddos at home and a deployed husband, or I'd have gotten an extra job. 

I have no plans to keep my cash locked up in equity when I could be deploying it into new properties!  

My own personal investing philosophy is to keep those loans in place as long as possible and deploy the additional cashflow into more rentals or other investments which would return much more than the 4%. 

It's not worth deploying money for most banks with a loan that small.
