I like your idea to use other people money on a simple interest term.

If the title company is managing your closing or has worked with you before, they are likely well-versed in the terms of your local contract and often provide answers to simple questions at no cost, as they anticipate future business from you. 

In my 18+ years as a Banker I have seen over 90% of my CA investors either move or continue to buy outside of the state.States like FL, IN, OH, TN, TX, AZ, NV all offer great LTR and STR options to capture a solid cash flowing property under $300K.

I know numerous homeowners who bought a simple home in California 20 years ago and are now millionaires because of that one purchase.

Assign due dates to those steps and have a system or process in place for tracking your progress whether that be as simple as being written down in your notebook or as complex as having a project management software.

Why would I create competition for myself when I can help somebody else find a market that works the same, and I was keeping it simple if people want to learn, they can ask me what they wanna know and I can simply give them a straight answer.
