Depending on your state laws there are different remedies for judgement so when it gets to that point you may need a lawyer to figure out how to get your money but everything up to that point you can handle yourself. 

also one of my investors is a builder and certified in lead, and asbestos remediation. i just learned i cant leave phone numbers lol i am a neub i guess lol.   

Perhaps even to a point where you offer a better 'package' to your client with remedies to the liens identified or similar.

For most of our clients who want the full 180 days the remedy for that is to file an extension.  

However, the filing of a judicial action to enable the recording of a notice of pending action for order of attachment, receivership, injunction, or other provisional remedies, shall not in itself constitute a loss of the right to recover attorney's fees under this provision.

Most developers will look at the remediation work that is needed, which happens when the soil has been contaminated.

There are also remedies that a property owner can make to minimize risk without the perpetuation of bad practices.  

This person has agreed to sell to you for X price on/by Y date and you both have legal remedies if one or the other party doesn't follow through.
