Just purchased a flip in Nashville.

In my area the rent calculator is off because we have recently experienced a boom in housing values over the last year due to some huge industrial growth, as well as the market being 'pushed' up by Nashville increasing so rapidly.

As far as pricing goes, I think $300k for 8 units is quite a deal but I am in Nashville and that doesn't come around here! 

Looking to make some new connections to get the train rolling for continuous investing around the Nashville area. 

You can have an awesome market in Austin/Nashville/Asheville/Denver but if you don't have a great realtor and/or PM then you can have a terrible investment.Appreciation can make some of those purchases look smart over time but I think a better question could be "Who has a great property manager in their market?"

It seems like a lot of investors have similar strategies in the Nashville market and are very successful with it.
