In my area the rent calculator is off because we have recently experienced a boom in housing values over the last year due to some huge industrial growth, as well as the market being 'pushed' up by Nashville increasing so rapidly.

You can have an awesome market in Austin/Nashville/Asheville/Denver but if you don't have a great realtor and/or PM then you can have a terrible investment.Appreciation can make some of those purchases look smart over time but I think a better question could be "Who has a great property manager in their market?"
