He said the kind he got was very durable but if it got messed up, say they rearranged furniture and the slider had come off and a nail dragged a cut into it, he could cut the affected patterns out and lay in new ones seamlessly instead of doing a large area like the whole room.

If I was looking for a house share, I'd be signing the lease based on the present situation.And even if I really liked the present situation and feel that we'd be good housemates, I could not see myself signing anything more than a month-to-month-lease, because I don't know who'll be moving in when you move out.I wouldn't know what their schedule is, their cleanliness, what kind of furniture will they'd bring in, how often they'll have friends over.That insecurity would keep me from considering your space, if I had to renew for 3 months at a time.
