Lili here, I am a first-time investor looking for a couple different things:1)  A house hack in or near the downtown area.2) Connections to real estate agents, contractors, etc. to start building a network and deciding on a strategy for my REI (wholesaling, BRRRR, etc.)I am a recent college grad (June 2018) with no debt, around ~$20k in savings, very low expenses, and I travel a good amount, so Airbnb can be an option as well.Any and all advice and recommendations are more than welcome!

Eviciting non-paying tenants, full-gut rehab, found new tenants that are college grads with great jobs.

With the large number of college kids in certain markets (such as mine) you can collect very good rents on B-C properties if you are willing to put deal with that clientele.

.), if you don't have anything to give or think you don't have anything, maybe the most important thing you can do is convert them, research what they may want to do next to recover/start to rebuild, and pray for them all....I know that my grammar needs some work, but I am trying to improve and I am a college student that is slowly but surely learning...Honestly this very fact that we can have everything we ever want or need could literally be gone in a matter of minutes and all we have left hopefully is our own lives and hopeful those we love and know.

I grew up in a small town (NorCal), learned a strong work ethic being raised on a family farm and worked my way thru college doing construction work: commercial and residential plumbing primarily.  

I graduated from college in May with a degree in psychology and also commissioned as an officer in the Kansas Army National Guard.
