However, since  its a rental I might consider Laminate ( stains, turnover, etc. )The Laminate will look nice, then you or renters can add additional carpets in the living room, gives the tenant a little more flexibility for home decor. 

Have a home stylist or interior decorator got through and stage it.

Lightning is one great investment also since you can buy knock off versions of designer fixtures at fraction of the cost and with the right decorations they can really make good impressions.

I dont know what brick is exactly,  seems like decorative  lightweight concrete to me, or why it would need to breathe, but I had a 1970’s house that was sided in “cheap mexican clay bricks” per my inspector who had a bs in engineering from A&m.  

Since a STR property is nicely decorated and always clean, it's a pleasure to own.

Those boxes are not there for decoration - but they know this.There is nothing wrong in telling them that unless they fill it out completely, you will no longer consider them for becoming your tenants.Just make sure to keep the incomplete app for your records - to protect yourself.
