Good afternoon,I have clients that are currently interested in a triplex property and qualify without an issue but the property itself does not pass the FHA self-sufficiency test without one of the unit’s income, since it has to be owner occupied for FHA due to one of my clients having a foreclosure on their credit that won't be removed until March of next year.

I am studying for my real estate test because I thought it would be a good tool.

I am a fan of the incremental approach as it gives you a chance to test the impact on vacancies of the rent increases.  

This property is VERY small and I want to run it as a test case in the area.

I was the kid in high school getting offers from private colleges over how high my test scores were, and I ended up ruining so much with drugs, toxic emotions and bad decisions. 

Some years ago I ran a test and wrote 700 (yes, seven hundred) LO offers and took them to the listing agents.

I did this because I have aspirations to invest internationally in several locations in central and south America and didn't want to just talk the talk or be a wantrepreneur, rather put myself in the field and put the building blocks together myself..I am currently waiting for the CA Bureau to approve my license application so I can take the test to receive my RE license (completed the course work in Spring of 2018 while going to school full time, working part time).

For example, if you are going to focus on Google Adwords, you have ads and are continually running optimization tests, you have all keywords setup (including negative keywords!) 

Finished all the required classes and tests and am setting up to do the application.
