Would a bank(say like BankofAmer) allow me to assume the low interest rate of another property and blend the interest rate with my current rental property?

It's people-intensive and blends the amenities of an airbnb  with a boarding room/inn concept.  

Appreciation, depreciation, amortization of the loan, and cash flow (and laundry machine or soda machine or parking money if applicable :) all blended to create my actual return on ownership of the asset. 

For the extra nice touch, I usually get a pint of extra stain/paint- this allows me to blend in moldings and strips for those oddly shaped kitchens that are a half inch short here, half in tall there...

I find RE syndications to be a very good blend, between managing RE and passive REITs, they keep me locked up for 10+years minimum, so I don't (as a glorified Chimp with Wi-Fi) trade out of them at the wrong time when market gets scary, but they also generate REIT beating returns and as an LP in 35-36 deals I have no active role, so I can focus energy/time at my job, creating more investment income, and the tax benefits are beyond sexy.
