Wasn’t very expensive but was pry 10 years ago and our garages are only level 1 finished drywall/mud. 

This “fixer” is $150-$200k, and you’re still going to end up with an undesirable property.

These circumstances center around property that’s so low priced, needs so much work, so unattractive to home buyers, or so undesirable a location, that COMPETENT realtors are not interested in listing the property, oR acknowledge that an offer is not likely in a reasonable period of time.  

The large floor plan included a Living room, Den, mud room, & laundry room which allowed us to secure higher rent making this a great cashflow opportunity.

I just refinanced existing stuff at low rates, and have been mostly been on the sidelines.For middle class housing, in the past, a good rental was often in a desirable school district, but had some other undesirable trait so you could buy it cheaply, below the rest of the market. 

While that might be undesirable for some, I can accept that.  

We tried to design it to fit well in the sweet little neighborhood and have the style of the old Ann Arbor homes, which sell like hotcakes, but the amenities of a newer house--mud room/first floor laundry, master suite with luxury bath, large kitchen, etc.

.), undesirable markets, long foreclosure states, and few others. 

Even the ones that are clear as mud would help at this time!

Consider who your target market is, what are the norms of that market, then if there are aspects that you want to avoid you'll need to provide contractual covenants to manage those undesired aspects which are legal.
