I have a followup question - I will realize a lot of capital gain from this home in Idaho, so I think unless I purchase a new primary residence I will have to pay that capital gains tax. 

I think one thing that is helpful, is to be more directed in your question and what you're looking for with regard to coaching.

Most people who want to start in wholesaling think that it's a great way to earn income to become an investor.

I'm not factoring this in right now, going based on the numbers I see.Definitely able to put down additional funds to be creative with a lender, at the numbers you are thinking. 

I think they know us remote landlords are at their mercy.  

I will also be doing all the cosmetic things you can think of: paint, flooring, bathroom reno, kitchen reno, so I am open to carpenter or design suggestions.  

So, I don't think they would be able to stay.There is currently no loan on the property. 

There is also a group that does meet on I think the 1st Saturdays of the month in the Northland in Parkville. 

I'm currently pre-approved but my lender gave me a "mid-level rate" which I believe isn't my actual rate since I haven't chosen a property but me not being as educated on the behalf and thinking it was my actual rate I decided to rate shop a bit.

I think I let my ego get the best of me and instead of doing a cash for keys I went straight to court.
