As someone that has so far only invested in turnkey, and is still waiting on that first buy-rehab-hold, you have my sympathies.  :-)One thing that might have already been mentioned/considered (but I'll bring up just in case)... would be buying a "big" SFH with the plan to convert it to a duplex.

I also have little sympathy for someone who is dumb enough to get incited by a politician to harm himself or any demographic group to which he thinks he belongs.

He sent volleys of personal attacks on the AG and failed to get consumer sympathy from his sellers.

It's normal to feel sympathy for the hardships of tenants, but as Dawn said, it doesn't change the fact that your mortgage/tax/insurance payments are due.

I have no sympathy for their oversight.

A little cash for keys and some sympathy made for a simple and fast transition.
