As someone that has so far only invested in turnkey, and is still waiting on that first buy-rehab-hold, you have my sympathies. :-)One thing that might have already been mentioned/considered (but I'll bring up just in case)... would be buying a "big" SFH with the plan to convert it to a duplex.
