I think making it more generic and less custom is the safer bet.

A customer of mine happened to be a local real estate investor and he owned the land next to my business. 

The end goal is to make $30K all said and done off new home builds and subbing 90% of the work out.

I find it easier to know my market and various sub markets really well.

There are SO MANY sub-niches to dealing with distress real estate.

I’m closing on my second deal, a duplex that’s going to take about 9-12 months to comeplete (I’m doing the work with some sub contractors but mostly myself) at this point after that is done, I will be out of money, even before it’s finished I’ll have to raise some capital to finish it, but it should cash flow conservatively $600 a month.
