If you decide on the Midwest, I recommend not buying Class C 100 year old homes (what I did)  - there are issues with things breaking down, crime (stolen AC unit). 

The first house I bought had every copper wire and pipe stolen in it!

By the time it reaches the tax sale, the property has often been vacant for many years, with all the electrical, plumbing, and HVAC components having been stolen.

It's been a challenging year (AC unit stolen before tenant moved in SFH#1 and attempted break in with SFH#2). 

That's not easy: most contractors don't like their tools or materials stolen.

So you had lots of vacancies in the weekdays and then people having parties on the weekends.Lots of locals smoking weed on the front porch / blasting music on front porch, plus worse, that I wasn’t fully privvy too.Airbnb is making it harder and harder to screen Airbnb tenants (a quick Google / FB stalk is impossible without last names / photos being shown).A party starting to kick up at 2 am that you’re watching from your outdoor cams hundreds of miles away and your 450k home on the line is a terrible feeling.Anyone who’s been doing Airbnb long enough has horror stories, big items stolen, thousands of dollars of damage, or worse.

My property was broken into and there are signs of drug use, copper pipes were stolen, appliance control boards stolen, damages caused, camera system was stolen too, and much more.How does insurance look at this?

I have had property issues but they were never negative experiences with OCF, in fact, they proved to me that I'm with the right company.2018 was a busy year. 2 tenants moved out within a month of each other (one evicted actually), refurbish needed to be done, I delayed on the payment for that and the copper piping was stolen from one of the properties.
