(And I do not let repair people into houses where someone isn't present as a rule).Same with appliance repair man, most appliances can be repaired fairly cheaply.

The warranty does not cover everything and so sometimes you may have to ask someone for a repair man with skills that is not covered in the warranty but if you do the math, you will save more money this way.

I would tell them that the repair man has been called , but they are backed up right now , but I will be stopping by to collect the rent and look at the dryer .

I do it this way to (1) avoid unnecessary appliance moving at move in and move out time and tenants can just move in and out seamlessly and not bust up my walls and tear up my floors as much (2) to avoid becoming an appliance repair man after 6 months, and hauling new ones in and out all the time myself.

I had forgotten about it until now.After a Sears repairman said there was no problem, I ended up telling them I would let them out of their lease or i would remove it and they could buy one, although I had no place to store it at the time.

If the washer is old buy a ding and dent one from HD or Lowe’s that might be cheaper then a repair man.
