This is how I develop some of my off market campaigns, my pinpointing properties that I would like to own locally. 

I am not mass calling and texting, more pinpointed searches, so not to worried about running into issues with sending to many from a single number, if that is an issue at all.

There are some  pitfalls to be aware of. 1. there is enough cash from the refi to add to the purchase to justify this complex structure2. the timing needs to be pin point, meaning the closing of the purchase is the same day as the closing of the refi.Something to add to the tool box if this move adds value to the transaction.

Did you pinpoint an area and a kind of investment? 

They might help you pinpoint the leak, they usually have combustible gas indicators.

If there's been a lot more cooking due to COVID.Really, a lot also depends on how the washing machine drains its water into this sink.My main worry here was that there might be a CRACK in the stack that caused the leakage, because that would take some expensive demo work to pinpoint to repair.
