From what I have read they can actually go to court and get a court order granting them permission to foreclose on active duty military personnel.

You can only collect rent from one person at a time, so if the old tenants rented it until July 31, but move out (and have paid rent) July 15, you could (with their permission) let the new tenants move in July 21.

If it's an auction we have just dealt direct with the auctioneer.Maybe on your first deal you have an attorney do what you call "dirty work" but the best way to learn is to deal with the owners directly yourself, get permission to deal with the bank and execute the transactions on your own.

I think it's something like "supplemental lines"  where those providers fall outside the normal providers somehow - which gives them price permissions to charge more for their product - but at least you get the insurance.

Its too easy to violate laws by asking inappropriate questions or by not disclosing how you will use the information or by not getting the applicants explicit permission to get background and credit reports.
