There are plenty of people who want to get into a home.

People don't use Airbnb much in my area.

They sell you a package to enter and then find you people to stay and never paid you back!

Their focus is actually to buy rentals for people that already have money to invest, I had to go around asking about wholesaling. 

And the split is whatever you decide on. 50/50 is what a lot of people usually do.

The property is only 9 years old so that's why I put only $10k also, they are opening a new company that will employ thousands of people nearby so that's why I put a 6% income growth and only 3% expense.

I have known many people go to Baylor and the need seems to be there for rentals.

One thing in real estate and probably most other businesses is that most people including me don't know how to measure and evaluate risks.

Because it takes repetition for people to remember things and you have to be top-of-mind when they encounter a potential client for you!
