On another note, always shop around and  try to find contractors you can have a good relationship with that will not over charge you and that you can trust to do good work when you need them.

That's the issue with "wholesalers" they don't do anything an agent can not do and they grossly overcharge, dipping into the owner's equity in residential transactions.I would not balk at 15% in commercial transactions and I'm not putting Joey the flipper in a commercial category, where commercial transactions involve sophisticated parties.

A local property manager could give you a better overview of what works well in the area so you're not overcharging for a pet.Regardless of what you charge, make sure you do a pet Addendum to the lease which specifically states the pet breed, size, etc that you are approving.
