At month 70 all leverage is gone.My big question is why?  

Anything that was not paid back after the first 6 months accumulated 1% per month ($500) to the balance owed.

I got a call earlier this week from a customer I installed a deck for back in 2002 .

Especially if it’s less than $1,000/months per property.

. $7500 at 10% interest for is $347 a month for 2 years (24 months).

We purchased the house about 3 months ago and are owner financing it.

you need to own the land or have more experience. make 100 calls to land developers nationally. use linkedin and get some experience for a month. this is a self taught business. very specialized. 

Example:I need to conduct a warranty inspection on the home this month.

Being out three months of rent plus $1,500, I'd be better off handing back their SD and forgiving the month of rent they couldn't pay.
